01 · The Short Version

I WASN’T PLANNING TO BUILD THIS.

Apleo has been doing this work for a little over a year. The name is older. I used it once before for a website business and held onto the domain, because five clean letters are hard to come by. What sits behind it is older than both.

I was talking with other real estate investors about doing fractional acquisitions work. In those conversations I kept mentioning the automations and training I had put together for my own deals. Not as a pitch, just as context for how I was operating.

Nathan Payne asked why I wasn’t doing that instead. Then someone here in Fargo asked me the same question, independently, without knowing about the first conversation. Two people saw the business before I did.

Nathan is a client now. The automation I built replaced two of his full-time virtual assistant roles.

02 · Why I Know They Work

THE WORK HAD TO RUN WITHOUT ME.

When COVID hit, I went back to a full-time job. The real estate did not pause to accommodate that. Leads still came in and needed answering. Properties still needed managing. Tenants still called. I just wasn’t available anymore.

So I built the systems that kept it running while I worked somewhere else. Automated follow-up so inbound leads got a response whether or not I was at a desk. AI and workflow tools to cover the operational gaps there were no longer hours in the day for.

THAT ISN’T A CASE STUDY I READ. IT’S THE REASON I KNOW THESE SYSTEMS HOLD UP WHEN YOU AREN’T IN THE ROOM. BECAUSE I WASN’T.

When I tell a contractor that a lead going cold at nine on a Tuesday night is a solvable problem, it’s not a theory I picked up from a course. It’s a problem I had, and had to fix, with my own money on the line.

03 · The Background

TEN YEARS. HUNDREDS OF DEALS.

I have spent close to a decade in real estate and been part of hundreds of transactions. My focus was acquisitions: handling inbound leads, staying on top of follow-up, and keeping deals from dying in the gaps between conversations. Alongside that came property management and everything it drags in with it.

That work is where I learned what actually breaks a small operation. It is almost never the market and almost never the pricing. It is the follow-up nobody got to, the handoff that fell through, and the hundred small manual tasks that quietly eat a week. I did not learn that from clients. I learned it from being the one dropping the ball.

04 · Why Here

THIRTY YEARS IN THIS AREA.

I moved to Fargo-Moorhead for college right out of high school and never left. That is more than thirty years here now, long enough to have watched which businesses lasted, which ones didn’t, and how much of the difference came down to whether anybody could find them.

I work with businesses in this area because I like the scale of it. You can actually make a difference to a small operation here, and you run into the people you work for at the grocery store. That is a useful kind of accountability. It is also why I would rather under-promise to a neighbor than oversell to a stranger.
